Joyce and Snell’s Regeneration – Creating homes and spaces where people thrive
The Joyce and Snell’s estate is being transformed into a vibrant, sustainable neighbourhood. This regeneration will deliver modern, energy-efficient homes that are secure, and designed to support a strong sense of community. It will also provide improved public spaces and facilities for everyone to enjoy.
The scheme includes more than 2,000 new homes, a new community hub, a large public park, and opportunities for local jobs and training. Every element of the design puts residents first – building homes and spaces where families can thrive for generations to come.

20th May 2026- Regeneration Phasing Changes- Block B
In February 2026, the Council’s Cabinet approved a revision to the regeneration programme phasing. This change brings forward the construction of new homes by progressing Block B earlier than previously planned. This means we need to begin discussions with affected households sooner than originally anticipated.
We have now written to secure tenants and property owners in the following blocks to formally commence engagement for this phase:
- 1–19 Joyce Avenue
- 1–45 Gilpin Crescent
- 46–77 Gilpin Crescent
These conversations will focus on:
- Individual circumstances
- Rehousing options for secure tenants and resident leaseholders
- Compensation entitlements
- The Council’s approach to working with non-resident leaseholders
Rehousing and Acquisitions Officers will contact affected residents to arrange convenient meeting times.
