Ladderswood regeneration – moving on up

One of Enfield Council’s flagship regeneration projects continues to break new ground with the signing of a £100m Development Agreement.

The deal between the London Borough of Enfield, Mulalley and Co Limited and One Housing Group relates to the New Ladderswood regeneration project in New Southgate to deliver around 500 new homes. This is part of the New Southgate Masterplan.

At a time when the sector has witnessed a sharp fall in public housing starts, New Ladderswood will deliver more than 500 new homes over the next five years. Thus bringing considerable benefits to the whole of the South West of the borough.

Of these 60% will be for private sale and 40% will be affordable. The development includes a wide range of types of homes, of which 81 are family sized houses; offering residents choice, flexibility and affordability.

As well as new homes, the New Ladderswood scheme, designed by award winning architects Pollard Thomas Edwards architects, will provide a new community centre, a new park area and over 4,000sqm of commercial space (which includes plans for an 80 bedroom hotel) providing local employment and training opportunities in the area.

A detailed planning application for the entire site is due to be submitted to the local planning authority in February 2012 and the first new homes will be ready on the Millennium Green site (former pub site) in early 2014.

Cllr Ahmet Oykener, Cabinet Member for Housing for Enfield Council said;  “New Ladderswood is a clear statement of the Council’s ambitions to provide green, new homes which will meet the needs of our residents”

Cllr Del Goddard, Lead Member for Regeneration and Improving Localities for Enfield Council said; “The Council’s desire to deliver this exciting new regeneration project means that residents in the South West of the borough will benefit not only from increased availability of affordable family sized housing, but also an enhanced local economy and increased local training and employment opportunities”
