About Building Regulations

Do I need Building Regulations Approval?

If you plan to carry out 'Building Work', the work usually has to be approved by Enfield Council's Building Control before you can proceed.  

Projects that are defined as 'Building Work' are:

  • Erecting or extending a building
  • An alteration project where the work can affect the building's structure, fire safety, its accessibility and use
  • When installing replacement windows, using a builder or window company that is not  registered with the relevant Competent Person Schemes
  • Installing or extending a service or fitting that is controlled under the Regulations
  • Inserting insulation into a cavity wall
  • Underpinning the foundations of a building 
  • When you want to change the building's fundamental use

Why is it important to comply with Building Regulations?

The Regulations ensure building work satisfies minimum constructional standards, energy conservation requirements, and is accessible to all.

  • If your building work complies with regulations, it will be: 
  • Structurally stable
  • Safe in the event of a fire
  • Weather-resistant
  • Constructed with adequate sound insulation   
  • Provided with healthy ventilation  
  • Constructed with safe stairways, ramps and guarding
  • Provided with safety glass where appropriate 
  • Safe from dangerous electrical wiring 
  • Energy-efficient
The Regulations exist to provide a safe, accessible and energy-efficient built environment; it is in everyone's interest to ensure that buildings are constructed to these minimum standards.

How can I apply for building control consent?

For small domestic works, you can apply through the Building Notice Procedure, although there are some restrictions in the use of Building Notices.

For large-scale works, apply using Full Plans Application.

Will there be inspections?

You must inform Building Control in writing (mail, email or fax) when your building work begins or ends.

The Building Control Officer will inspect the site at various stages of the work.
