Rent-setting

Rent Setting

The amount of rent depends on how much the council needs to spend on services to its tenants.
Your rent is paid into what is known as 'The Housing Revenue Account', which pays for the services that you receive. It also covers other items such as the cost of borrowing for the original build of the properties and for building improvements.

Service charges are not part of the rent since they are specific to each property. We will inform you of any additional charges when you sign your tenancy agreement.

Each year, we consult residents' associations and the Federation of Enfield Community Associations (FECA) to agree the level of service that we provide. If there is an increase in your rent, you will be given four weeks notice in writing.

Communal service charges
Communal service charges may include charges for heating, lighting, cooking and hot water, depending on the type and location of housing.

In accommodation such as sheltered housing, the total charges for these services are normally divided between all the residents. Instead of receiving separate bills for these services, the cost will generally be itemised separately in your regular rent bill.
