Land Searches
As a potential buyer of property/land/commercial or industrial premises in Enfield, you will need to be aware that, as part of the conveyancing process, a Local Authority Local Land Charges search against that property is undertaken. The reason for the search is to find out whether there are any restrictions or legal obligations on the premises.
A Local Land Charges search comprises of two elements:
LLC1 form
CON 29
All the information required for the Local Land Charges Register and replies to the CON29 form is supplied to the Local Land Charges Team by other Council Departments, the Government and outside bodies. The local land charges section carries out all official searches covered by the Local Land Charges Act 1975. The Law Society, which regulates solicitors, encourages the use of official searches and considers that alternative personal searches of the statutory register disclosing only limited information should only be undertaken with the approval of the client and when time does not permit official searches. It is important that you or your solicitor have access to the maximum amount of information and we would therefore recommend that a full search as described above be carried out.
