Housing – Repairs – Council Property

If you are a Council tenant you are entitled to the Rights of Repair Scheme. Under the scheme tenants can request the repair of small urgent defects, which might affect health, safety or security, so long as the repairs costs £250 or less. These are called ‘qualifying repairs.’

Qualifying repairs include repairs to:
• Unsafe power or lighting sockets or electrical fittings.
• A blocked flue to an open fire or boiler.
• A leaking roof.
• A toilet, which doesn’t flush, if it is the only working toilet in your home.
• A blocked sink, bath or basin.
• Leaks from water or heating pipes, tank or cistern.
• Loose or broken banisters or handrails.

If you, or someone living with you causes damage, you will be charged for any repair.

Overdue repairs
If your repair isn’t carried out in the agreed timescale, you can insist that an alternative contractor is employed. If the second contractor doesn't complete the repair in time, you are entitled to compensation.

Service Level Agreement and Turnaround
The management of this service has been transferred to Enfield Homes as of April 2008. Enfield Homes is an Arms Length Management Organisation (ALMO), owned and monitored by the Council, providing services for Enfield Council tenants and leaseholders.
